WHO ARE NOTTING HILL GENESIS?

Created in 2018 from two well-established housing associations, Notting Hill Genesis is now one of the largest housing associations in London and the south east. We own and manage more than 66,000 homes and employ around 2,000 staff. We provide homes across a range of tenures and are committed to continuing to deliver housing that is affordable to all. WHEN WILL THE CONSTRUCTION WORKS COMPLETE?

Construction works at Heybourne Park are carried out over different phases. The first phase is expected to complete in Spring 2024.

WHEN IS THE MASTERPLAN OF HEYBOURNE PARK BE ANTICIPATED TO BE COMPLETED?

It is anticipated the regeneration of Grahame Park will take around 20 years to complete.

WHAT DOES THE RESIDENTIAL COMPONENT HEYBOURNE PARK CONSIST OF?

Approximately 2,088 new homes – which will include 50% of affordable homes.

WHAT PLAY SPACES ARE BEING PROVIDED IN HEYBOURNE PARK?

The scheme will provide a range of play areas located within the streets and within podium blocks. NHG is also funding improvements to Heybourne Park itself. These proposals will be taken forward by the Council.

WHAT ARE THE KEY ELEMENTS OF THE HEYBOURNE PARK?

The scheme form part of the wider masterplan proposals for this part of the regeneration of Grahame Park. Planning permission was granted for a hybrid application in 2020 including 2,088 new homes, up to 0.4 car parking spaces per home on average, replacement of community facilities, commercial units, improved public realm and associated landscaping.

WHY IS IT BEING REDEVELOPED?

Following a resident ballot in 2004, Notting Hill Genesis (NHG) was appointed to regenerate the estate to create a new and thriving mixed tenure community. This will improve the quality of housing, a mix of non-residential uses including new community facilities, shop and other commercial uses enhance the overall layout of the estate and provide high quality public realm

THE COMMUNITY CENTRE IS WELCOMED BUT WHAT WILL HAPPEN TO THE COMMUNITY GROUPS THAT ARE BASED AROUND THE OLD LIBRARY AND HEALTH CENTRE? WHERE WILL THEY GO?

None of the existing facilities and buildings will be demolished until the new community centre has opened. The new community centre will be a much larger facility than the previous community centre and has been well designed, in consultation with local community groups.

WHAT IS THE HEYBOURNE PARK PLACE BRAND? AND ARE YOU RENAMING GRAHAME PARK?

Our team has worked really hard on this rebrand, aiming to better reflect the vision, values and ongoing commitment to the local community and we are delighted to have worked with a range of stakeholders and key community members on this project.

We have always acknowledged and taken pride in Grahame Park and the aim of this rebrand is not to replace the community, but to demonstrate through a new creative the vision of the regeneration taking place. Ultimately it will show the connections, history and importance of what the community brings to the area, and will bring.

HAVE YOU ENGAGED MEANINGFULLY WITH THE LOCAL COMMUNITY?

Consultation actively progressed since the development of the masterplan, through the hybrid planning application stage, and has continued with the design process for this RMA. These proposals were developed with full consultation and the ongoing engagement of the local community. NHG is fully committed to keeping residents fully informed and engaged in shaping the spaces that matter most like the community centre, gardens and playspaces.

There is a Partnership Board that meets regularly, community walkabouts and surgeries are held in the Old Library and NHG has also trained young people as community researchers to ensure that a range of diverse views including those of young people are taken into account through outreach and a series of consultation events.

HOW WILL CURRENT OCCUPANTS OF PREMISES ON THE CONCOURSE DUE TO BE DEMOLISHED BE SUPPORTED?

The existing concourse including shops, community services and business premises will be demolished in 2027 to make way for new development including a new community centre which will accommodate some of the current activities on the basis of sharing spaces and sessional activities. There will also be new commercial space coming forward.

To help us achieve that and create the right balance of new facilities in Grahame Park post 2027, later this year we will be starting engagement and seeking views from residents and current occupiers of the concourse to ensure proposals for meanwhile uses meet community needs.
